Background of the Study
Rural-urban migration is a dynamic phenomenon that reshapes housing markets, particularly in rapidly urbanizing areas such as Ikorodu (Oluwaseun, 2023). The influx of migrants from rural regions, driven by the pursuit of better economic opportunities, has significantly increased the demand for affordable housing (Adebisi, 2024). This migration trend has led to urban expansion and, in many cases, the proliferation of informal settlements (Babatunde, 2023). Studies suggest that the changing demographic landscape directly influences housing policies and market dynamics, necessitating an analysis of demand-supply imbalances (Okonkwo, 2024). In Ikorodu, the rapid population increase poses challenges to urban planners and policymakers as they strive to address housing shortages and ensure sustainable urban development (Chisom, 2025). This research examines the link between rural-urban migration and housing demand, aiming to offer insights into effective housing strategies that accommodate growing urban populations (Ibrahim, 2023).

Statement of the Problem
The rapid rural-urban migration in Ikorodu has resulted in a surge in housing demand, creating significant challenges in meeting the needs of the expanding population (Obi, 2023). The current housing stock is inadequate, and informal settlements are proliferating, which exacerbates issues of safety and infrastructure (Akinola, 2024). Limited empirical research on the direct correlation between migration and housing market dynamics hinders effective policy formulation (Olawale, 2023). This study seeks to address these gaps by examining the impact of migration on housing demand in the area.

Objectives of the Study:

  • To analyze the patterns of rural-urban migration in Ikorodu.
  • To assess the impact of migration on housing demand.
  • To propose sustainable housing strategies for urban planners.

Research Questions:

  • What is the relationship between rural-urban migration and housing demand in Ikorodu?
  • How do migration trends influence housing market dynamics?
  • What policy measures can address housing shortages effectively?

Research Hypotheses:

  • H1: Rural-urban migration significantly increases housing demand.
  • H2: Migration trends are closely linked with the growth of informal settlements.
  • H3: Strategic housing policies can alleviate demand pressures.

Significance of the Study
This study is important as it elucidates the effects of rural-urban migration on housing demand, offering evidence-based recommendations for urban planning. The findings will assist policymakers in designing sustainable housing strategies that address current and future market needs (Olu, 2024; Adetokunbo, 2025).

Scope and Limitations of the Study:
This study is confined to examining the impact of rural-urban migration on housing demand in Ikorodu Local Government Area, Lagos State. It does not consider other urban challenges or migration impacts beyond housing.

Definitions of Terms:

  • Rural-Urban Migration: The movement of people from countryside areas to cities.
  • Housing Demand: The need for residential accommodation driven by population changes.
  • Informal Settlements: Residential areas characterized by unplanned and often substandard housing.
